In spite of the above agruments, I believe that there are more negative effects that this tren should take into consideration. Especially about dependences of transport and loss of community. The fisrt reason is that traditional neighbourhoods like Hanoi's Old Quarter, homes and stores are intermixed, creating communities where citizens know and care for their neighbours. In fact, in modern residential sites, inhabitants only return home to sleep because of distance from their homes to work, which no opportunity for connect with neighbours, each groups become a isolated island. As a result, leading to grow social isolation. This means that increasing depression rates, which lose community culture and highly fragmented social. Another reason worth mentioning is when housing, offices and shops are seperated several kilometres apart, residents have no choice but to depend on their car for every journey. This means that forcing families to own one or two cars, which bought and run cost can account for 20-30% of household income- strong financial pressure. Additionally, a million of cars waste billions of tonnes of CO2 yearly, which is the key to drive climate change impacting significantly on the environment.On the one hand, admittedly it is evident that seperated plans may result in some positive consequences. Fisrtly, when the factories are situated nearly residential areas, households must inhale toxic fumes and chemicals everyday, increasing risk of respiratory diseases and cancers. In fact, by relocating industry to the remote areas, planners ensure that residential zones have substaitially cleaner air, which protect health. Long-term, it reduces desease rates across the lines of vertical zones, therefrom decreasing public medical cost and extending average life expectancy. Secondly, since each urban activities request distinct geographies, housing requires quietness, offices require traffic connect, industries require large land and faraway inhabitants. This means that, through clear zoning, planners arrange land according to specifically requirements, which ensure each site is matched to its purpose. In addition, this optimization raises overall property values and gain numerous more taxes for urban areas and superior infrastructure for businesses.
